Two acronyms come up in almost every Las Vegas home search: HOA and SID. Neither is a deal-breaker — but both belong in your monthly budget, so here's how they work.
HOAs: often two layers
Most newer neighborhoods have a homeowners association. In big master-planned communities, you'll often pay:
- a master association fee for community-wide parks, trails, and landscaping, and
- a sub-association fee for your specific neighborhood — which may include a gate, guard, pool, or front-yard maintenance.
Guard-gated communities and those with big amenity packages cost more. Always ask what the dues include, how much is in the reserves, and whether any special assessments are planned.
SIDs and LIDs
A Special Improvement District (or Local Improvement District) is a financing tool some newer areas use to pay for roads, utilities, and other infrastructure. The cost is repaid by homeowners through an assessment on the property tax bill, typically over a set number of years. Two homes at the same price can have very different monthly costs because of an SID — so it's worth asking about every time.
Questions to ask on every home
- What are the master and sub-association dues, and what do they cover?
- Is there an SID/LID? What's the remaining balance and annual payment?
- Are there rules on rentals, parking, RVs, or exterior changes that matter to you?
- Any pending special assessments or litigation?
