Much of the Las Vegas Valley is built as master-planned communities — large developments designed from scratch with parks, trails, schools sites, and shopping woven in. For relocating buyers, they're often the easiest way to land somewhere that feels like a neighborhood from day one.
What "master-planned" means here
A master developer plans the roads, parks, and amenities, then multiple builders build the homes. The result: consistent landscaping, connected trails, community events, and a master HOA that maintains it all.
The big ones
- Summerlin — the valley's flagship, beside Red Rock Canyon, with Downtown Summerlin and a huge trail network.
- Cadence — a newer Henderson master plan built around a 50-acre Central Park, with many builders.
- Inspirada — walkable Henderson villages with community pools and parks.
- Skye Canyon — newer northwest community with mountain views and quick access to Mt. Charleston.
- Mountain's Edge — southwest community known for Exploration Peak Park and value.
- Anthem and Green Valley — established Henderson master plans with mature amenities.
- Lake Las Vegas — resort-style living around a private lake.
Things to compare
- Distance to where you'll work, the airport, and the outdoors you care about.
- New construction vs resale — and the builders active in each.
- HOA dues and any special assessments (here's how they work).
- Amenities you'll actually use: trails, pools, golf, community centers.
